TERMS & CONDITIONSSecurity Deposit & DamagesThe rental home has a required security deposit equal to one night's rental rate. Any damage to the property, other than normal wear and tear, is the responsibility of the tenant. Assessment of any such damages is determined by us. Occupant is liable for any damages to the premises and to the furnishings, equipment, and household items therein, which occur during occupancy, excluding normal wear and tear. Damages include, but are not limited to long distance charges. The home has a private telephone which is not connected to a central switchboard. Local calls are free, but all long distance calls must be charged to a telephone credit card, major credit card or to your home phone. When payment is made by check, a separate check for security deposit should be made out to John Zoglin. This check will be cashed (60-days before rental date). Assuming no damages, a check for the same Security Deposit amount will be put in the mail to tenant within a week of departure. Deposit Cancellation PolicyA deposit, equal to one night's rent of the unit, is due and payable at the time of booking your reservation. Final payment is due 60 days prior to your arrival date (60 days during the Christmas / New Years Holiday). All moneys are nonrefundable. Cleaning There is a $125 cleaning charge per stay. Tenants must strip sheets from beds used and leave on top of beds. Kitchen must be sponge clean and dishes must be placed in dishwasher and dishwasher run (dishes do not need to be unloaded from dishwasher). If not, an additional $45 will be taken out of security deposit. PetsWhile we love them dearly, this property does not allow pets. Service Level We are excited about the opportunity of renting our house to you: it is a wonderful location to enjoy the wonders of Squaw Valley skiing. However we do want to make sure that the Service Level we can provide matches your expectations to ensure that you have the kind of vacation you are seeking. We live 200 miles away in the SF area. While we do have arrangements with a broad number of local service providers, none of these professionals live on site. The Sierra Nevadas in general and specifically Olympic Valley (Squaw Valley) is an extreme weather zone. Heavy winter snow can significantly impact your experience phone lines might go out or the snow plow might not get through, or the so that if something goes wrong a service professional might not be able to arrive in a timely manner, particularly on a weekend e.g. snow removal guy might not be able to remove 2 feet of snow on the deck that is blocking the hottub. We are not the Ritz or even a Hilton. This has plusses and minuses: on the one hand we are able to be more flexible in working with your particular needs, on the other hand there is real risk that the experience will not be perfect. We believe this risk is more than adequately reflected in our prices. If you need a guarantee of a pristine experience, you will be more satisfied with the Resort at Squaw Creek. Check-In / Check-OutUpon receipt of your payment, your Reservation Confirmation will be mailed/faxed/e-mailed to you. Keys will not be given out until a signed security form and deposit are on file with us. Check-In / Check-Out TimesGuaranteed check-in time is 4:00 p.m. Check-out is 10:00 a.m. If your arrival to Lake Tahoe is earlier in the day, please let us know, every effort will be made to accommodate you. However, there is no guarantee that the property will be available earlier than normal. Please remember that there are other guests using the properties. RatesDescriptions and rates are subject to change without notice. Taxes and service charges are not included in the quoted nightly rate. Totals quoted are inclusive, and include all taxes and service charges. Although each property will be completely equipped for rental purposes, we cannot accept responsibility for aesthetic conflicts. Maximum OccupancyThis property has a specific maximum occupancy of 12 people for the main, upstairs house and 6 people for downstairs apartment. SmokingThis is a nonsmoking property. Any evidence of illegal drug usage will be basis for forfeit of security deposit. Trash There is no trash removal service at the house. You must take the trash to the Water District Office next to the Fire Station. Leaving the house on Granite Chief. Turn left at PlumpJack, go 150-200 yards. Main road to leave valley goes right, you go left toward Olympic Village, should see the Fire Station. Turn right into fire station, go along left hand side as you face fire station. As you go in you will see 3-5 Squaw Valley Community Dumpsters next to the Water District Building. They are latched, against bears, but not locked. They do have bear locks. You need to reach under the latch, with your palm facing up, pull and lift. Please take your trash and dump it on your way out. AmenitiesA "starter kit" of bath tissue, paper towels, trash bags, bath soap, laundry detergent and dishwashing detergent is supplied.
